20 — Ready Mortgage Lenders: Manager Meeting Agenda & Question List

Prepared 2026-07-22. Figures verified as of this date unless marked otherwise. Attendees: Mitchell + [MANAGER_NAME], Ready Mortgage Lenders (NMLS 1100518). Format: 60–90 minutes, in person or video. Bring: this agenda, the Manager Decision Sheet (last page, printed), a copy of 04_illinois_licensing_and_dual_role.md §12 and 05_compliance_guardrails.md.

Meeting objective: convert every [UNVERIFIED] assumption in the business plan into a written yes/no/unknown, and leave with the Decision Sheet signed. Where the manager can't answer, the goal is a named owner and a date — not a shrug.

Two facts to surface early (both found in outside research, both need Ready's confirmation): 1. IDFPR shows Ready's Illinois license MB.6850275 ACTIVE (issued ~2025-11-13, expires 2026-12-31) — but apply.readyml.com's license page still says Florida-only. Mitchell needs written IL confirmation, and the stale page should be fixed before any IL marketing points at it. 2. Ready is not on IHDA's participating-lender list (official list eff. 2025-12-18). Until that changes, Mitchell cannot position on IHDA at all — and the DPA lane is a core part of the local strategy.


Block 1 — Licensing & sponsorship (10 min)

  1. Confirm in writing: Ready's Illinois license (MB.6850275) is active and Mitchell's MLO sponsorship will be filed under it. Who owns the NMLS filings, and what is the timeline?
  2. Who is Mitchell's licensed supervisor for Illinois activity? What does Ready's IL supervision/QC process look like for a remote/satellite originator?
  3. The public license page (apply.readyml.com) still shows Florida-only — who fixes it, by when?
  4. Any Illinois-specific bond, branch registration, or office requirements that affect Mitchell working from Tinley Park?

Block 2 — Product menu, overlays & IHDA (15 min)

  1. The actual Illinois product menu, in writing. The family's impression that Ready offers bank-statement, DSCR, construction, and hard money is [UNVERIFIED] — none appear on the site. Which of these exist in IL: conventional, FHA, VA, USDA, bank-statement, DSCR, asset-qualifier, foreign-national, non-warrantable condo, construction, reverse, commercial, private lending?
  2. For each available product: minimum credit score, documentation rules, and Ready's overlays vs. agency guidelines (especially FHA overlays — see Block 7 on dual-role).
  3. IHDA: Ready is not a participating lender today. Is there a plan and appetite to get approved (requires U.S. Bank MRBP approval)? Who owns it, and on what timeline? Until then, exactly what DPA-adjacent structures CAN Mitchell use — seller credits, gift funds, Cook County DPA pairing, FHLB Downpayment Plus?
  4. Which investors does Ready broker/sell to in IL, and do any investor overlays restrict the products above?
  5. Condo lending: process for limited review / full review, given the Fannie/Freddie Limited Review sunset 2026-08-03 — who runs condo project review?

Block 3 — Operations: turn times, escalation, scenario desk (10 min)

  1. Realistic (not best-case) turn times in writing: preapproval turnaround; processing, underwriting, clear-to-close, and funding timelines; weekend/evening coverage.
  2. Escalation path for difficult files — who, by name, and how fast?
  3. Is there a scenario desk (or an underwriter Mitchell can ask hypotheticals)? Response-time expectation? (Mitchell's whole model promises agents a human-reviewed scenario brief within 4 business hours — Block 8, Q31, asks whether Ready can support that promise.)
  4. Lock desk / rate-pricing process: how does Mitchell price a loan, who approves lock extensions and exceptions, what pricing engine is used?

Block 4 — Compensation, leads & CRM (10 min)

  1. Comp plan in writing: basis points [BPS_COMP — never invent], draw vs. commission-only, payment timing. 14a. If a draw exists: the amount, duration, and recoverability terms — this number feeds Mitchell's personal-runway math (file 22 §6A; red-team C3) and may decide whether the plan is financially viable as designed. 14b. Employment status and benefits: W-2 or 1099 (fills [TAX_PCT] — a 25–35% reserve question)? Health insurance offered or not (feeds [MONTHLY_PERSONAL_BURN])? Any other benefits (401k, E&O coverage, phone/tech stipend)? 14c. The runway conversation, held proactively: Mitchell states his runway number ([RUNWAY_MONTHS], computed before this meeting per file 27 P0-0) and, if it is under 9 months at the conservative pace, raises the income-bridge options now — draw negotiation or a part-time income floor compatible with Ready's policies — rather than discovering the conversation in month 5.
  2. Chargeback policy: EPO/early-default clawbacks, terms and duration.
  3. Lead ownership: if Mitchell self-generates a lead, whose is it — during employment and after departure? Get it in writing.
  4. CRM: which system is required, can Mitchell add self-generated contacts, can he export HIS contacts if he leaves, and what are the texting/emailing rules inside it (10DLC registration, opt-out automation)?
  5. Does Ready hold a National DNC Registry Subscription Account Number (SAN) — and what is the scrub policy Mitchell's manual calling falls under? This is P0, not a nice-to-have (red-team M4): without a SAN, Mitchell may call verified office landlines only, and the Day-3 calling plan degrades to email/LinkedIn/landline. If the answer is no: Mitchell files the written request same day that Ready obtain one (first 5 area codes are low-cost), with owner + date on the Decision Sheet line 22.

Block 5 — Marketing, brand & web presence (10 min)

  1. Personal website/domain rules: may Mitchell run his own site/landing pages? Approval process, required disclosures, who hosts?
  2. Social media: pre-approval process and turnaround for posts/videos; archive/retention requirements; DM policy.
  3. The exact required disclosure block per medium: Mitchell's NMLS + Ready's NMLS + nmlsconsumeraccess.org + Equal Housing + IL disclosures (38 Ill. Adm. Code 1050.940). Who supplies the approved footer?
  4. Name/logo use rules; brand assets; is there an internal marketing team, and what is the request process and turnaround?
  5. Testimonials and reviews policy: soliciting, publishing, platforms, and the rule that Ready's reviews are never presented as Mitchell's.
  6. Rate-bearing materials: what company-approved, dated rate content exists, and what is the approval path for anything with trigger terms?

Block 6 — Co-marketing, RESPA & realtor activity (10 min)

  1. Ready's written RESPA policy: promotional-item caps, gift rules, event rules.
  2. Co-marketing: is it permitted at all, what FMV documentation is required, who approves — and confirmation that every arrangement needs written pre-approval.
  3. Open-house support: confirm the line — Mitchell's own branded financing flyer at an agent's open house is OK; paying for any part of the agent's kit is not. Does Ready's policy match?
  4. MSAs and lead purchases: confirm they are off the table absent counsel structuring.
  5. Does Ready have preferred or prohibited brokerage relationships in IL — and any affiliation with any brokerage that would trigger AfBA disclosures?

Block 7 — Outside activity & the dual-role question (10 min)

  1. Outside business activity: Mitchell's IL real estate broker license is pending. Will Ready approve the OBA in writing (NMLS MU4 disclosure)? Conditions? (Also covers license-parking at a brokerage such as Crosstown Hybrid / Fathom / eXp — contingent on this written approval.)
  2. Same-transaction dual role: what is Ready's written overlay position on an LO also acting as the agent — for FHA (post-ML 2022-22) and conventional? (Plan's answer regardless: never both roles on one transaction in year one — but the overlay answer determines whether the option ever exists.)
  3. E&O: does Ready's coverage exclude real-estate-agency activity? Can Mitchell get the policy language?

Block 8 — AI, data, training & the operational promise (10–15 min)

  1. AI-tool policy: which tools are approved, what data may touch them, and will Ready review Mitchell's written AI SOP (19_ai_stack_and_sop.md)? (Hook: Fannie LL-2026-04 requires seller AI governance — the SOP is an asset to Ready, not just a request.)
  2. Approved data handling: the secure application portal, document upload path, and the rule that no NPI ever enters consumer AI tools.
  3. Training and mentorship: onboarding program, who mentors new MLOs, file-review cadence for the first 10 loans.
  4. The operational promise (close the meeting on this): Mitchell intends to promise agents acknowledgment within 1 business hour and a human-reviewed scenario answer within 4 business hours, and to promise borrowers a transparent, dated process. What of that can Ready's operation reliably support — and what should he not promise?
