Global rules for every piece: - Disclosure block on everything ad-like: Mitchell [LAST_NAME], NMLS [MITCHELL_NMLS] · Ready Mortgage Lenders, NMLS [READY_NMLS] · www.nmlsconsumeraccess.org · Equal Housing Lender · [READY_STANDARD_DISCLOSURES] (38 Ill. Adm. Code 1050.940; 05 §H). - No rates, payments, or trigger terms in self-produced content — the sole exception is Southland Payment Watch, which is gated until a compliance system exists (below). - No borrowed experience, no "guaranteed," no speed claims, no fake urgency. Real deadlines may be stated factually — that is honest urgency, sourced and dated — but only while they are actually ahead: the 2026-08-03 condo change is at/past plan start, so condo content uses post-change framing ("the rules changed August 3") with the 2027-01 reserve rule as the forward deadline (09 §3.3; red-team M6). The reassessment cycle (2026–2028) remains live urgency. - Every factual claim comes from the approved-facts library (§3) with a verified-as-of date. Archive all published content ≥5 years (Reg N minimum is 24 months for ads — 05 §H; align with the 5-yr recordkeeping posture, 05 §F). - Device rules (MASTER_PROMPT L502): chess = memorable educational device for explaining tradeoffs, never a gimmick or brand costume. Golf = genuine relationship channel (Odyssey, George W. Dunne, Silver Lake), never a referral-payment mechanism — no paying agents' greens fees (05 §G). Rocket League = occasional personality flavor only; never market mortgages to minors or build strategy around a youth-heavy audience; no mortgage CTAs in gaming-adjacent content. - Fair-lending in content: imagery and examples reflect the whole diverse Southland footprint; no geographic content pattern that skips protected-class-correlated areas (05 §I).

Every piece, no exceptions, before scheduling: 1. All figures cite a current facts-library entry? (No figure → no check needed.) 2. Zero trigger terms / rates / payment amounts? (If any → F3 gated process + company written approval.) 3. No prohibited claims: guarantees, speed, "everyone qualifies," borrowed experience, implied government affiliation, fake urgency (05 §H list)? 4. IHDA or DPA mentioned → honest participation status + "verify current limits" language present? 5. Synthetic-scenario label present (F2/F6)? 6. Disclosure block correct and conspicuous ([MITCHELL_NMLS]/[READY_NMLS]/ nmlsconsumeraccess.org/Equal Housing)? 7. Fair-lending read: imagery/towns/examples not forming an exclusionary pattern (05 §I)? 8. No minors-targeted framing anywhere near gaming content? 9. Archived to the content record (≥5 yrs) with date + version? 10. Items requiring company sign-off (payment content, co-branded anything, review/ testimonial use, paid boost) actually have the sign-off in writing? Log the check in the calendar CSV (compliance_approval column: self-check, submitted, approved-[date], or blocked).

5. Repurposing map — one pillar, five surfaces

Each biweekly pillar (F5 article or F2 case) cascades; nothing is created from scratch twice:

PILLAR (800–1,200 words, on-site — feeds SEO flagship pages)

Rule: repurposed cuts inherit the pillar's facts-library citations and re-pass gate items 2, 6, and 8 (format changes can strip disclosures — re-check every surface).


Nothing in this file launches ahead of its gate: F3 waits for the compliance system; F2/F6 wait for product-menu verification where products are named; everything waits for the standard disclosure block from Ready compliance.
